Home Renovations & Extensions in Paarl

From the old homes off Main Street to family houses in Courtrai, Denneburg and out toward Val de Vie, Paarl is full of properties worth renovating rather than leaving. Here's how home renovations and extensions actually work here — the common projects, the plans-and-approval side, what drives the cost, and a recent Paarl job we brought back to life.

An older stone home in Paarl before a full interior renovation
Paarl has a lot of solid older homes — the kind that are far better renovated than replaced.

Paarl has some of the best-value housing stock in the Winelands — solid old brick and stone homes near town, family houses spreading up the slopes, and newer builds out on the estates. A lot of it was built for a different way of living: closed-off kitchens, small windows, an awkward layout that no longer fits. Renovating and extending is how you get the home you want without leaving the town you love — and in Paarl it usually makes good financial sense too.

The renovations we're asked for most in Paarl

A recent Paarl project: an old building, rebuilt inside

Recent Project · Paarl

We took on an old stone building in Paarl and rebuilt it from the inside out — new structure, ceilings, windows and finishes — turning a tired, dark shell into a bright, open home while keeping the character of the original outside.

The outside — stripping and reworking the old roof and structure. Tap to play.
Inside the same building today — rebuilt as a light, open interior with vaulted ceilings. Tap to walk through it.

Mid-build: fresh structure and openings going in, before finishes.

It's the kind of job that scares a lot of builders off — an older building needs a careful hand and proper planning — but it's exactly the work we enjoy: giving a solid old home a completely new life inside.

Plans, approval & Drakenstein Municipality

Here's the honest version of the admin, because getting it wrong is expensive:

Worth knowing: building without approved plans can stall a future sale and force costly "as-built" approvals later. It's always cheaper to do it right the first time — we'd rather delay a start by a few weeks than build something that can't be signed off.

What it costs — and how we quote it

Every renovation is different, so a number pulled out of the air helps no one. What we can promise is how the pricing works. For anything sizeable we quote off a bill of quantities — an itemised breakdown of every element of the job, so you can see exactly what you're paying for instead of a vague lump sum. It keeps the quote honest and makes it easy to adjust the scope before we start.

How we work

We run our own site management and hold one standard on every job, whether it's a bathroom or a full interior rebuild. Like most builders we bring in specialist trades where it makes sense, but the site stays ours to manage — supervised, tidy at the end of each day, and finished to the level we'd want in our own home. You deal with people who answer the phone and turn up.

Renovations across Paarl & the Winelands

We renovate and extend homes throughout Paarl — Courtrai, Northern Paarl, Denneburg, Charleston Hill, Boschenmeer, Val de Vie and the estates out toward Windmeul and Agter-Paarl — as well as neighbouring Stellenbosch, Franschhoek and Wellington. If you're planning a kitchen, read our kitchen renovation guide; for a wider view, our renovations & extensions guide. You can also see a range of our completed work.

Common questions

Do I need council approval to renovate or extend my house in Paarl?
For anything structural — adding rooms, a second storey, a flatlet or changing the footprint — you need approved building plans from Drakenstein Municipality (Paarl's local authority) before work starts. Cosmetic work like painting, new kitchens or bathrooms inside the existing walls generally doesn't. We'll tell you upfront which applies and work with your draughtsperson or architect on the plans.
How much does a home renovation cost in Paarl?
It depends entirely on scope and finish, so a number off the top of our heads would be useless. What we can promise is transparency: for anything sizeable we quote off an itemised bill of quantities so you can see exactly where the money goes and adjust the finish to suit your budget before we start.
What renovations are most common in Paarl?
Opening up closed-off kitchens into living areas, adding a bedroom and bathroom, extending for more space, second storeys on tighter erven, and garden flatlets. Bathrooms, new roofs and full interior makeovers on Paarl's older homes are close behind.
Do you renovate older and stone homes in Paarl?
Yes. Paarl has a lot of older housing stock, and we're comfortable working on it — including full interior rebuilds of older stone buildings, done sympathetically and signed off properly. We recently rebuilt the inside of an old stone building in Paarl into a bright, modern home.
How long does a renovation in Paarl take?
A kitchen or bathroom is usually a few weeks; a room addition a couple of months; a large extension or full interior rebuild several months. Once we've seen the job we give you a realistic programme, not an optimistic one.
Which areas of Paarl do you work in?
All over — Courtrai, Northern Paarl, Denneburg, Charleston Hill, Boschenmeer, Val de Vie and the estates out toward Windmeul and Agter-Paarl — plus the wider Winelands.
