Wellington has steady rental demand — students and staff around the CPUT Wellington campus and Boland College, plus the usual town rental market. A well-built granny flat or second dwelling gives you flexible space now (family, an office, a teenager's wing) and rental income later, and it tends to pay for itself over time. The key is building it properly: private access, sound insulation, and finishes that stand up to tenants. Zoning and erf size decide what's allowed, and it needs approved plans — but where it's possible, it's often the best rand-for-rand move on the property.

Plans, approval & Drakenstein Municipality

• Cosmetic work inside the existing walls — kitchens, bathrooms, paint, floors — generally needs no council approval.
• Anything structural or that changes the footprint — including a granny flat — needs approved building plans from Drakenstein Municipality (Wellington's local authority) before work begins.
• Major new work falls under NHBRC requirements — we're a registered builder (Reg. 4000024593), so that side is covered.

Like most builders we bring in specialist trades where it makes sense, but the site stays ours to manage — supervised, tidy at the end of each day, and finished to the level we'd want in our own home.
